Before begining to discuss the building process of a home. We must choose the site. Have you been dreaming of a second home in the Tahoe/Truckee area to enjoy all that the winter and summer in the High Sierra has to offer? Are the options on the current real estate market not suited to your family’s needs? Consider choosing a lot and building to specification. Below is a neighborhood breakdown and each area’s lot availability. The list ranges from long-established communities to planned communities which include a long list of luxury amenities. Tahoe Basin

Currently there are very few parcels available. Consider purchasing an older home and taring it down and rebuilding from scratch.

Truckee Area

Truckee is only 65% buildout according the Contractor’s Association of Tahoe Truckee. Now and well into the future, there will be lots available in new planned communities and established neighborhoods.
Armstrong Tract & Blitz Tract

Centrally located in Truckee, this neighborhood is comprised of primarily full time residents. The community does not offer any amenities or homeowners association.

Gateway

One of Truckee’s oldest neighborhoods, centrally located and sunny, this middle class area has mainly full time residence.

Glenshire

Glenshire is a middle-class, family, full-time, neighborhood located 6 miles east of downtown Truckee. With elementary school and homeowners association boasting amenities such as pool and tennis courts it is a very desirable location for those looking to establish roots in the Truckee area. Communities within Glenshire include Devonshire, and Elkhorn Ridge.

Donner Summit

Located at the top of Donner Pass is Donner Summit. Famous for receiving massive quantities of snow, being rural, but located with in a fifteen minute drive of Truckee, it is the place to enjoy the pure Sierras. In addition, if coming from the Bay Area, it cuts substantial time of the drive, aseptically when there is ski traffic. Areas Donner Summit include Soda Springs, Serene Lakes, Donner Ski Ranch and Kingvale.

Donner Lake

Donner Lake is located just west of Truckee is a full and part time neighborhood. All homes are located with walking distance to Donner Lake and in very close to proximity to great hiking and mountain biking. Subdivisions of Donner Lake include Lakeview, Wolfe Estates, Green Point, Donner Woods and Donner View

Prosser Lake

The quite Prosser Lake neighborhood is located just north of Truckee and is comprised of primary and secondary residencies. With many large lots available, this location is ideal for an estate home. For those desiring a property zoned for horses, consider buying land on Prosser Dam Road. Sub divisions of Prosser Lake include Prosser Woods and Pine Forest.

Tahoe Donner

Tahoe Donner located on the Western hills of Truckee has all the amenities one could want in a mountain retreat. Their is a huge list of amenities, including downhill and cross country skiing, recreation center, equestrian center, golf course, private beach at Donner Lake and the list goes on and on. Located at the top of the hills of Tahoe Donner is the sub division of Donner Crest.

Gray’s Crossing

Gray’s Crossing is a private, golf community in Truckee with that is built around a village area.

Old Greenwood

Similar to Grey’s crossing, Old Green is another magnificent private golf community. Beyond golf, there are many amenities available.

Lahontan

Private and gated Lahontan is a golf and family recreation community. Boasting a, well-styled mountain lifestyle, it is the place for those that want to get away from it all, but have all the amenities at their fingertips.

Martis Camp

Martis Camp is quickly becoming a legendary golf and ski community. With a laundry list of amenities including; family barn with soda fountain and bowling alley, recreation center, golf course and private ski acres to Northstar at Tahoe. This is the place that brings multiple generations of your family together.

Northstar

Northstar at Tahoe has many home site available and boast amenities such as ski-in/ ski-out, recreation center, golf and a beautiful village that the family can hangout in for many hours.

Creekside Estates

In the much sought-after Squaw Valley with limited land availability, Creekside Estates is a new planned community with just 24 home sites. With its prim location and views of the Squaw Valley this is a buying opportunity not be passed-up for those who wish to have an epic mountain at their doorstep.
